US DEVELOPMENT GROUP (USDG) <\/h1>\n\n\n\n

Is a multi-disciplinary organization that is founded on providing high quality real estate services to its clients and partners. Having had the opportunity to acquire, develop, manage and sell real estate assets of all sizes and types, USDG and its principals have the hands on experience necessary to handle virtually any challenge in the real estate field.<\/p>\n\n\n\n

Our work is divided into two primary areas. First, we have\nalways been active in the development and redevelopment of properties. The\ndevelopment process necessarily involves bringing together a wide range of\ndifferent skills. It requires defining a plan of work that meets a market need;\ncan gain all the necessary approvals and permits; will meet all design and\nstructural requirements; is consistent with the economic parameters; and, can\nbe suitably financed.<\/p>\n\n\n\n

For USDG, that is the challenge. That is the opportunity. That\nis what provides the professional satisfaction of a job well done. It is not a\nmatter of just seeing a building rise. Rather, it is the thoughtful and careful\norchestration of all the disciplines required to reach a successful physical\nand financial conclusion.<\/p>\n\n\n\n

The principals of USDG have had the opportunity to work in a\nwide variety of different environments and jurisdictions. It is this breadth of\nexperience that provides the basic platform from which all our new\nopportunities spring. The materials that follow provide the basic background of\nthe firm and those involved.<\/p>\n\n\n\n

It is important to note, however, that by the very nature of\ndevelopment, a substantial portion of the work is undertaken by the third party\nconsultants that we select to work on individual projects. The projects that we\nhave undertaken are not solely our work. In fact, we have to give credit to\nthose who have toiled alongside our personnel to achieve quality results. While\nwe manage these ventures, it is the collective efforts of the overall team that\nmakes it happen. We are blessed to\nhave worked with some of the most talented consultants in our industry over the years.<\/p>\n\n\n\n

The second area of our practice involves the acquisition and\nmanagement of real estate assets for our clients. In this area we bring years\nof experience in evaluating properties and having a clear understanding of the\nmultiple markets in which we operate.<\/p>\n\n\n\n

USDG starts from the premise that each of our clients has unique goals and objectives when considering the purchase of real estate. We must first understand those goals and objectives before seeking to acquire assets. As with any investment, every client has timeframes, financial targets and other considerations that must be taken into account. We seek to objectify these parameters prior to initiating the search process.

Armed with this knowledge, USDG can identify properties that\nmeet the stipulated needs. We assist, as desired, with the due diligence  process \nto ensure that all elements of the asset are carefully analyzed. This\nincludes obtaining all third party reports concerning physical, environmental\nand financial considerations; completing detailed historical and projected\nfinancial performance; analyzing the market conditions that will impact future\nresults; and, pulling all these considerations together into a concise\nevaluation that enables the investor to make the most intelligent decision possible.<\/p>\n\n\n\n

Once it is determined that an acquisition is going forward,\nand as appropriate, USDG has the internal ability to arrange financing, both\nprimary and mezzanine debt; arrange additional equity, if needed; and,\nsupervise the closing process. In short, we can provide whatever services that\nthe client requires to complete an acquisition.<\/p>\n\n\n\n

Beyond the purchase, USDG has extensive experience with both\nasset and property management. We have the internal systems in place to handle\naccounting and financial reporting. We have management personnel in place to\nsupervise the day to day operations of properties. We have the breadth of\nexperience to be able to oversee the consideration of long-term options for\ndefining the market positioning for the future of any asset.<\/p>\n\n\n\n

Taken together, the development and management skills of USDG provide us the ability to provide any desired support for our clients and partners.<\/p>\n\n\n\n
