During this time, they have undertaken a wide variety of projects both for their own account, as well as serving as development managers for clients. Some examples of this work include the following properties:<br><\/p>\n\n\n\n<hr class=\"wp-block-separator\"\/>\n\n\n\n<div class=\"wp-container-3 wp-block-columns has-2-columns\">\n<div class=\"wp-container-1 wp-block-column\">\n<h2 style=\"text-align:left\">6500 Wilshire Blvd.\ufeff<\/h2>\n\n\n\n<p>This building is a 1,000,000 square foot class A office tower in Los Angeles, California that rises 32 stories. The building was developed in partnership with Cadillac Fairview. The general contractor was Turner Construction and Charles Luckman was the architect.<\/p>\n<\/div>\n\n\n\n<div class=\"wp-container-2 wp-block-column\">\n<div class=\"wp-block-image\"><figure class=\"alignright is-resized\"><img loading=\"lazy\" src=\"https:\/\/us-developmentgroup.com\/wp-content\/uploads\/2018\/12\/image-6.png\" alt=\"\" class=\"wp-image-293\" width=\"260\" height=\"155\"\/><\/figure><\/div>\n<\/div>\n<\/div>\n\n\n\n<hr class=\"wp-block-separator\"\/>\n\n\n\n<div class=\"wp-container-6 wp-block-columns has-2-columns\">\n<div class=\"wp-container-4 wp-block-column\">\n<div class=\"wp-block-image\"><figure class=\"alignleft is-resized\"><img loading=\"lazy\" src=\"https:\/\/us-developmentgroup.com\/wp-content\/uploads\/2018\/12\/image-13.png\" alt=\"\" class=\"wp-image-304\" width=\"220\" height=\"155\"\/><\/figure><\/div>\n\n\n\n<p><\/p>\n<\/div>\n\n\n\n<div class=\"wp-container-5 wp-block-column\">\n<h2 style=\"text-align:right\">10990 Wilshire Blvd \ufeff<\/h2>\n\n\n\n<p style=\"text-align:right\"> This building is a 500,000 square foot, 28-story, class A office tower located in the Westwood section of Los Angeles. Containing approximately 500,000 square feet of space, the project was built by Turner Construction and Thomas Landau Architects was the design firm. <\/p>\n<\/div>\n<\/div>\n\n\n\n<hr class=\"wp-block-separator\"\/>\n\n\n\n<div class=\"wp-container-9 wp-block-columns has-2-columns\">\n<div class=\"wp-container-7 wp-block-column\">\n<h2 style=\"text-align:left\">Manchester Center<\/h2>\n\n\n\n<p>This is a 1,030,000 square foot mixed use property in Fresno, California that USDG has redeveloped. When acquired by our client, it was only 30% occupied. We converted and leased over 300,000 square feet to office use; built a 16 screen stadium seating movie theater; added restaurants; and, revitalized the retail core. Today the property has over 90% occupancy and we are working on a second phase of redevelopment.<\/p>\n<\/div>\n\n\n\n<div class=\"wp-container-8 wp-block-column\">\n<div class=\"wp-block-image\"><figure class=\"alignright is-resized\"><img loading=\"lazy\" src=\"https:\/\/us-developmentgroup.com\/wp-content\/uploads\/2018\/12\/image-8.png\" alt=\"\" class=\"wp-image-295\" width=\"350\" height=\"200\"\/><\/figure><\/div>\n<\/div>\n<\/div>\n\n\n\n<hr class=\"wp-block-separator\"\/>\n\n\n\n<h2 style=\"text-align:left\">Summit Place Mall<\/h2>\n\n\n\n<p>Located in Waterford, Michigan, this property contains more than 1,300,000 square feet of space and USDG is redeveloping it as a joint venture partner. When completed, it will include a major retail component anchored by Sears, Kohl\u2019s and J.C. Penney. In addition, a minor league baseball stadium and associated entertainment venues are part of the plan.<\/p>\n\n\n\n<hr class=\"wp-block-separator\"\/>\n\n\n\n<div class=\"wp-container-12 wp-block-columns has-2-columns\">\n<div class=\"wp-container-10 wp-block-column\">\n<div class=\"wp-block-image\"><figure class=\"alignleft is-resized\"><img loading=\"lazy\" src=\"https:\/\/us-developmentgroup.com\/wp-content\/uploads\/2018\/12\/image-14.png\" alt=\"\" class=\"wp-image-305\" width=\"220\" height=\"250\"\/><\/figure><\/div>\n<\/div>\n\n\n\n<div class=\"wp-container-11 wp-block-column\">\n<h2 style=\"text-align:right\">10560 Wilshire Blvd.<\/h2>\n\n\n\n<p style=\"text-align:right\">This project is a 382 unit condominium tower located in the Westwood section of Los Angeles. Developed in partnership with Pankow Construction, the residences were all successfully sold prior to the completion of construction. <\/p>\n<\/div>\n<\/div>\n\n\n\n<hr class=\"wp-block-separator\"\/>\n\n\n\n<div class=\"wp-container-15 wp-block-columns has-2-columns\">\n<div class=\"wp-container-13 wp-block-column\">\n<h2 style=\"text-align:left\">Park Fifth<\/h2>\n\n\n\n<p>This project is a mixed use property located in downtown Los Angeles and USDG is serving as the development manager. Upon completion, Park Fifth will contain approximately 2,500,000 square feet of improvements and include 772 residential units, retail space, restaurants, and a five star hotel. One of the towers will rise 76 stories and make the project on of the ten tallest residential buildings in the world.<\/p>\n<\/div>\n\n\n\n<div class=\"wp-container-14 wp-block-column\">\n<div class=\"wp-block-image\"><figure class=\"alignright is-resized\"><img loading=\"lazy\" src=\"https:\/\/us-developmentgroup.com\/wp-content\/uploads\/2018\/12\/image-10.png\" alt=\"\" class=\"wp-image-297\" width=\"220\" height=\"250\"\/><\/figure><\/div>\n<\/div>\n<\/div>\n\n\n\n<hr class=\"wp-block-separator\"\/>\n\n\n\n<div class=\"wp-container-18 wp-block-columns has-2-columns\">\n<div class=\"wp-container-16 wp-block-column\">\n<div class=\"wp-block-image\"><figure class=\"alignleft is-resized\"><img src=\"https:\/\/us-developmentgroup.com\/wp-content\/uploads\/2018\/12\/image-15.png\" alt=\"\" class=\"wp-image-306\" width=\"280\" srcset=\"https:\/\/us-developmentgroup.com\/wp-content\/uploads\/2018\/12\/image-15.png 324w, https:\/\/us-developmentgroup.com\/wp-content\/uploads\/2018\/12\/image-15-300x219.png 300w\" sizes=\"(max-width: 324px) 100vw, 324px\" \/><\/figure><\/div>\n<\/div>\n\n\n\n<div class=\"wp-container-17 wp-block-column\">\n<h2 style=\"text-align:right\">Salt Ponds<\/h2>\n\n\n\n<p style=\"text-align:right\">\n\nThis project is a planned recreation community in Hampton, Virginia for which USDG served as the development manager. Centered around a 255 slip marina, this project included 120 residential condominiums and 98 single family homes which were all sold. The property also had core retail facilities which USDG leased.\n\n<\/p>\n<\/div>\n<\/div>\n\n\n\n<hr class=\"wp-block-separator\"\/>\n\n\n\n<h2 style=\"text-align:left\">RiverWinds<\/h2>\n\n\n\n<p>This is a mixed use project in West Deptford, New Jersey that\nis permitted for a 250 room hotel and conference center, 510 units of\nresidential density, a 150 slip marina, an indoor tennis center, a community\nrecreation center and an 18 hole championship golf course. USDG is the\ndevelopment partner in the project and all the recreational facilities and\ninfrastructure are in place.<\/p>\n\n\n\n<hr class=\"wp-block-separator\"\/>\n\n\n\n<div class=\"wp-container-21 wp-block-columns has-2-columns\">\n<div class=\"wp-container-19 wp-block-column\">\n<h2 style=\"text-align:left\">8636 Third Street<\/h2>\n\n\n\n<p>This property is a class B office tower located in Los Angeles. It contains approximately 150,000 square feet of leasable space and 8 stories.<\/p>\n<\/div>\n\n\n\n<div class=\"wp-container-20 wp-block-column\">\n<div class=\"wp-block-image\"><figure class=\"alignright is-resized\"><img loading=\"lazy\" src=\"https:\/\/us-developmentgroup.com\/wp-content\/uploads\/2018\/12\/image-12.png\" alt=\"\" class=\"wp-image-299\" width=\"220\" height=\"250\"\/><\/figure><\/div>\n\n\n\n<p><\/p>\n<\/div>\n<\/div>\n\n\n\n<hr class=\"wp-block-separator\"\/>\n\n\n\n<h2 style=\"text-align:left\">Tishman West and Buckeye Portfolios<\/h2>\n\n\n\n<p>\n\nIn conjunction with two investor clients, the principals of USDG\nredeveloped twenty office towers in and around the Beverly Hills area of Los\nAngeles. The properties were acquired and renovated with new lobbies and common\nareas. Rents were increased for these repositioned assets and they were\nsuccessfully leased. Among these properties were:\n\n\n\n<\/p>\n\n\n\n<ul><li><strong>10960 Wilshire Blvd., the Saban Entertainment Building<\/strong><\/li><li><strong>10880 Wilshire Bld., the Oppenheimer Tower<\/strong><\/li><li><strong>The Bank of America Tower at Beverly Drive and Wilshire Blvd.<\/strong><\/li><li><strong>The Doheny Towers at Doheny and Wilshire Blvd.<\/strong><\/li><\/ul>\n\n\n\n<h2 style=\"text-align:left\">Red Feather Center<\/h2>\n\n\n\n<p>This is a 135,000 square foot mixed use project with retail\nand office components located in Las Vegas, Nevada. The principals of USDG\nserved as the development manager and completed the build-out and lease up of\nthe property.<\/p>\n\n\n\n<h2 style=\"text-align:left\">Newmarket Fair<\/h2>\n\n\n\n<p>This is a 900,000 square foot regional mall that was acquired\nin concert with a group of local investors. The property was repositioned into\na call center and telecommunications hub with AT&amp;T as the anchor tenant.\nSupport retail, including Sears, was retained as part of overall plan.<\/p>\n\n\n\n<h2 style=\"text-align:left\">Calexico Warehouses<\/h2>\n\n\n\n<p>This project involved the redevelopment of two 150,000 square\nfoot warehouse facilities in Calexico, California. Both buildings were totally\nrehabilitated and leased up. Once leased, the property was sold. The entire\nturnaround required only nine months.<\/p>\n\n\n\n<h2 style=\"text-align:left\">Brunswick Outlet Mall<\/h2>\n\n\n\n<p>This property was a two building retail complex located in\nBrunswick, Georgia that was redeveloped in concert with an insurance company\nclient. The buildings were converted to office use and successfully leased over\nan eighteen month period.<br><\/p>\n\n\n\n<h2 style=\"text-align:left\">Houston Apartment Portfolio<\/h2>\n\n\n\n<p>In conjunction with an investment group, the principals of\nUSDG acquired an apartment portfolio with over 3,000 units. The residences were\ncomplete renovated, including the common areas, and leased. Once completed, the\nportfolio was successfully sold.<\/p>\n\n\n\n<h2 style=\"text-align:left\">River Oaks Condominiums<\/h2>\n\n\n\n<p>Located in Austin, Texas, this 185 unit apartment project was\ntotally renovated and the units sold. The proximity of the property to the\nUniversity of Texas made the residences attractive as an investment for parents\nof students.<\/p>\n\n\n\n<h2 style=\"text-align:left\">Monroe Retail Center<\/h2>\n\n\n\n<p>\n\nThis is an 840,000 square foot retail project that will include Wal-Mart\nand Lowe\u2019s as the anchor tenants. The principals of USDG are serving as the\ndevelopment manager for the project.
