Development Projects

The principals of U.S. Development Group have been involved in the real estate development field for over thirty years. During this time, they have undertaken a wide variety of projects both for their own account, as well as serving as development managers for clients. Some examples of this work include the following properties:


6500 Wilshire Blvd.

This building is a 1,000,000 square foot class A office tower in Los Angeles, California that rises 32 stories. The building was developed in partnership with Cadillac Fairview. The general contractor was Turner Construction and Charles Luckman was the architect.


10990 Wilshire Blvd 

This building is a 500,000 square foot, 28-story, class A office tower located in the Westwood section of Los Angeles. Containing approximately 500,000 square feet of space, the project was built by Turner Construction and Thomas Landau Architects was the design firm.


Manchester Center

This is a 1,030,000 square foot mixed use property in Fresno, California that USDG has redeveloped. When acquired by our client, it was only 30% occupied. We converted and leased over 300,000 square feet to office use; built a 16 screen stadium seating movie theater; added restaurants; and, revitalized the retail core. Today the property has over 90% occupancy and we are working on a second phase of redevelopment.


Summit Place Mall

Located in Waterford, Michigan, this property contains more than 1,300,000 square feet of space and USDG is redeveloping it as a joint venture partner. When completed, it will include a major retail component anchored by Sears, Kohl’s and J.C. Penney. In addition, a minor league baseball stadium and associated entertainment venues are part of the plan.


10560 Wilshire Blvd.

This project is a 382 unit condominium tower located in the Westwood section of Los Angeles. Developed in partnership with Pankow Construction, the residences were all successfully sold prior to the completion of construction.


Park Fifth

This project is a mixed use property located in downtown Los Angeles and USDG is serving as the development manager. Upon completion, Park Fifth will contain approximately 2,500,000 square feet of improvements and include 772 residential units, retail space, restaurants, and a five star hotel. One of the towers will rise 76 stories and make the project on of the ten tallest residential buildings in the world.


Salt Ponds

This project is a planned recreation community in Hampton, Virginia for which USDG served as the development manager. Centered around a 255 slip marina, this project included 120 residential condominiums and 98 single family homes which were all sold. The property also had core retail facilities which USDG leased.


RiverWinds

This is a mixed use project in West Deptford, New Jersey that is permitted for a 250 room hotel and conference center, 510 units of residential density, a 150 slip marina, an indoor tennis center, a community recreation center and an 18 hole championship golf course. USDG is the development partner in the project and all the recreational facilities and infrastructure are in place.


8636 Third Street

This property is a class B office tower located in Los Angeles. It contains approximately 150,000 square feet of leasable space and 8 stories.


Tishman West and Buckeye Portfolios

In conjunction with two investor clients, the principals of USDG redeveloped twenty office towers in and around the Beverly Hills area of Los Angeles. The properties were acquired and renovated with new lobbies and common areas. Rents were increased for these repositioned assets and they were successfully leased. Among these properties were:

  • 10960 Wilshire Blvd., the Saban Entertainment Building
  • 10880 Wilshire Bld., the Oppenheimer Tower
  • The Bank of America Tower at Beverly Drive and Wilshire Blvd.
  • The Doheny Towers at Doheny and Wilshire Blvd.

Red Feather Center

This is a 135,000 square foot mixed use project with retail and office components located in Las Vegas, Nevada. The principals of USDG served as the development manager and completed the build-out and lease up of the property.

Newmarket Fair

This is a 900,000 square foot regional mall that was acquired in concert with a group of local investors. The property was repositioned into a call center and telecommunications hub with AT&T as the anchor tenant. Support retail, including Sears, was retained as part of overall plan.

Calexico Warehouses

This project involved the redevelopment of two 150,000 square foot warehouse facilities in Calexico, California. Both buildings were totally rehabilitated and leased up. Once leased, the property was sold. The entire turnaround required only nine months.

Brunswick Outlet Mall

This property was a two building retail complex located in Brunswick, Georgia that was redeveloped in concert with an insurance company client. The buildings were converted to office use and successfully leased over an eighteen month period.

Houston Apartment Portfolio

In conjunction with an investment group, the principals of USDG acquired an apartment portfolio with over 3,000 units. The residences were complete renovated, including the common areas, and leased. Once completed, the portfolio was successfully sold.

River Oaks Condominiums

Located in Austin, Texas, this 185 unit apartment project was totally renovated and the units sold. The proximity of the property to the University of Texas made the residences attractive as an investment for parents of students.

Monroe Retail Center

This is an 840,000 square foot retail project that will include Wal-Mart and Lowe’s as the anchor tenants. The principals of USDG are serving as the development manager for the project. All local entitlements have been obtained.
